Take Your First Step

Timberlakes Real Estate

Nestled in the Wasatch Mountains just outside of Heber City, and only a short drive to Park City and 45 minutes from Salt Lake City. Timber Lakes is a hidden gem for those seeking mountain living with year-round access to adventure. This private gated community, at an elevation of approximately 8,000 feet,  offers stunning alpine views, peaceful seclusion, and a true escape from the demands of everyday life.

Utilities & Services

While Timber Lakes offers a secluded mountain retreat, residents have access to essential utilities and services that support comfortable year-round living.

Water:
The community is served by the Timber Lakes Water Special Service District (TLWSSD), which provides culinary water sourced from mountain springs. It's important to note that this water is designated for indoor use only; outdoor watering is discouraged to preserve natural resources. Residents are advised to install pressure-reducing valves to protect plumbing systems from high-pressure fluctuations.

Septic Systems:
Timber Lakes does not have a centralized sewer system. Instead, each property relies on an individual septic system for wastewater management. Installation and maintenance of these systems must comply with regulations set by the Wasatch County Health Department, considering factors like soil type and slope.

Propane Gas:
Since natural gas lines are unavailable in the area, most homes use propane tanks for heating and cooking. Residents typically arrange for propane delivery and are encouraged to ensure tanks are filled before the winter months, when access can be more challenging.

Electricity:
Electrical service is provided by Heber Light & Power. While most areas have reliable electricity, potential buyers should verify the availability and any associated costs of extending service to undeveloped lots.

Internet & Communications:
High-speed internet is available through providers like All West Communications, making remote work feasible. However, cell phone coverage can be spotty in certain parts of the subdivision, so many residents maintain landlines for reliable communication.

Waste Management:
There is no curbside trash pickup in Timber Lakes. Residents are responsible for transporting their household waste to community dumpsters located near the main gate. Recycling bins are also available for the proper disposal of recyclable materials.

Emergency Services:
A fire station is located within the community, providing emergency response services. For other emergencies, residents rely on services from Wasatch County, including the Sheriff's Office and medical facilities in nearby Heber City.

Timberlakes Community Regulations & HOA Guidelines

As a private mountain community, Timberlakes maintains specific regulations to preserve its natural beauty, privacy, and mountain-living charm. All homes must adhere to architectural design standards that ensure new builds and remodels blend harmoniously with the alpine environment. Guidelines include restrictions on exterior materials, rooflines, and paint colors—helping maintain the rustic, cohesive feel of the neighborhood.

To protect the serenity of the area, the community also enforces rules related to outdoor lighting, noise control, and visible outdoor storage. These standards help reduce light pollution, minimize disruptions, and maintain the clean, scenic look of the community year-round.

Timber Lakes is governed by an active homeowners association (HOA), which oversees the enforcement of community rules and manages essential services such as road maintenance, common area upkeep, and snow removal. All property owners are required to pay HOA dues, which support the continued care and functionality of shared amenities across the neighborhood.
